They’re asking under $3 million for this. No heritage. 669 metre block. House is very rentable at the moment. You might think about renovating if you want to live here. So that’s a very real possibility.
Renovation Potential
I really like it more actually buy the block. Buy the block, bulldoze and rebuild. Especially if you buy it well. Sub threes. You build something with wow that makes you want to come here to the building and buy the building. Not the location specifically. Although again the macro location is good. It’s just the micro location is a bit average.
Marketing Strategy and Location Benefits
And then if you can sell smartly. If you can market this as a great home, basement etc., and you’re only basically—let’s say—Secombe Grove. That’s Secombe Grove just there. That’s one of the top 10 streets in Melbourne. Straight down to the Dog Beach and the Yacht Club.
Conclusion
If you can sell all that, I think you can make money out of this. I like this a lot.
